TRAINING & EDUCATION

When you join the Lex Levinrad Real Estate Training Program™, and you attend our live training real estate boot camps, we will help you overcome the first challenge which is training and education. We will teach you how to market to motivated sellers, how to find and identify properties, how to make offers, how to speak to realtors and to sellers and what to say to them. We will provide you with all of the scripts and purchase contracts and show you how to complete a purchase contract. You will learn about comparable sales and how to calculate the After Repair Value (ARV), how to establish Repair Estimates (RE) and how to calculate your maximum offer price (MOP) which is the most you would be willing to pay for the property.

At the Wholesaling Real Estate Boot Camp you will have all of these concepts explained to you. On the Wholesaling Real Estate Bus Trip we will take you on a bus trip to visit properties so that you can gain valuable hands on experience in the field looking at houses and estimating what you would pay, the repair estimate and how much the house is worth. We will teach you how to evaluate houses that are good candidates for buying, wholesaling, fixing and flipping.

At the Fixing and Flipping Houses Boot Camp we will teach you about repairs and repair estimates and take you on a bus trip to Home Depot to learn about materials and repair estimates and labor costs. At the Foreclosures and Bank Owned Properties boot camp we will teach you how to find and bid on bank owned properties, foreclosures, short sales, HUD Homes, Fannie Mae Homes and Freddie Mac Homes. At the Buying Rentals and Building Wealth Boot Camp we will teach you how to build wealth with rentals and Airbnb's.

CASH BUYERS

After you have attended our training events and completed your Real Estate Bird Dog and Partnership Program training, you will know how to find houses that are good deals, how much to offer, how to make offers and how to get houses “under contract”. Your next step is to learn how to flip these houses for a profit. This is called "wholesaling" or "flipping houses". 

However in order to flip houses to other investors you need to have those investors ready. You need cash buyers, and when you are a new investor you won't have any cash buyers. This means that if you found a great deal, you don’t have anyone to flip the house to. This is every new wholesalers dilemma. We solve that problem for you.

If it's a good deal then Lex will buy the property or one of his students will buy the property. We market deals to our coaching students who are looking for houses to buy, fix and flip and buy, fix and rent. We systemize the entire process for you and hold your hand all the way through until the closing. We will guide you in communicating with the title company until the day of closing (and you getting paid your bird dog fee).

YOU HAVE NO CASH

Imagine that you find an amazing deal from a motivated seller at 50 cents on the dollar, or on a bank owned property, foreclosure or short sale. You would like to immediately make an offer to buy this house in order to wholesale or flip it to a buyer for a profit. But you don’t have the cash to pay for the house. That is where you need a Proof of Funds Letter from us showing that you have the funds available. If it's a double closing we can even provide transactional funding to students that are in our Real Estate Training Program.
